River Commons — South Bronx Affordable Housing

One of New York’s larger affordable-housing starts this year sits on a hospital campus in the Bronx. Ground broke in mid-2026 on River Commons, a $255 million, 17-story development at 1225 Gerard Avenue that pairs deeply affordable apartments with supportive housing and a new clinic.

Project Scope
River Commons delivers 328 apartments. About 229 are set for households earning 30 to 70 percent of area median income, and 98 are permanent supportive units for formerly homeless patients of NYC Health + Hospitals, which owns the land. Bernheimer Architecture designed it; the development team is Type A Projects, BronxWorks, and L+M Development Partners. The ground floor adds a 43,000-square-foot Gotham Health primary-care clinic, community space, and a public plaza. Opening is targeted for 2027.

Why It Matters
Building housing on public hospital land is a model the city is leaning on to hit its affordability targets without buying expensive private parcels. Co-locating a clinic and supportive units with the health system that already treats these tenants is the point, not a nicety. It’s the kind of deal that only pencils with layered public financing, which is exactly why the sector watches whether it delivers on budget.
