Bernheimer Architecture

Bernheimer Architecture is a New York City firm led by Andrew Bernheimer, working across affordable and market-rate housing, cultural, and institutional projects. The studio has built a practice around dense urban housing, the kind of infill that has to solve for tight sites, layered financing, and design review all at once. Bernheimer is the architect for River Commons, a $255 million, 328-unit affordable and supportive housing development on a Health + Hospitals campus in the South Bronx. The firm is known for treating affordable housing as serious architecture rather than a budget exercise, an approach that shows in its detailing and public-facing spaces.

Bernheimer Architecture is a Brooklyn-based studio at 34 35th Street, working primarily across New York City and its surroundings. Founding principal Andrew Bernheimer, FAIA, is an associate professor at Parsons School of Design, was elevated to the AIA College of Fellows in 2018, and received the AIANY Medal of Honor in 2023. He leads a team of roughly a dozen-plus architects and designers, including principals Meredith Kole, Thom Medek, Will Sheridan and Tessie Nam.

Beyond housing and cultural work, the firm offers interior design, construction administration, and planning and zoning analysis. In 2022 its staff formed the first private-sector union at a U.S. architecture practice in more than 90 years, and it ratified a first collective-bargaining agreement in the summer of 2024.
