Eleven on the River — Minneapolis Residential Tower

Eleven on the River gave Minneapolis a new tallest residential building when it topped out at 550 feet along the Mississippi in the Mill District. The 41-story condo tower holds 118 residences and opened in 2022. Robert A.M. Stern Architects designed the masonry-clad tower, and Ryan Companies developed and built it with Arcadia as a partner.

Project Scope
Eleven leans on brick and cast stone rather than the all-glass curtain wall that most new towers reach for, a nod to Minneapolis landmarks like the Foshay and Rand towers. The building caps out at five units per floor and gives most apartments a private terrace, with 17 penthouses at the top. It rises over Gold Medal Park with the downtown skyline on one side and the riverfront on the other. Ryan Companies handled development, design engineering, and general contracting under one roof on the roughly $190 million project. Construction ran from 2019 through completion in early 2022.

Why It Matters
Downtown Minneapolis lost residents and foot traffic during the pandemic, and a luxury condo tower finishing in early 2022 was a real bet that people still wanted to own in the core. Eleven’s masonry approach also pushed back on a decade of look-alike glass towers, and it did so at a height that made the material choice harder to pull off. Carrying brick and stone up 41 stories takes more structure and tighter tolerances than a glass skin. The tower has since become a fixed point on the skyline and a comp that later Minneapolis projects measure against. For a market that hadn’t seen a residential tower this tall, it reset expectations for what downtown ownership could look like.
