A partnership led by LD&D broke ground July 17 on Alida Residences, a 21-story luxury tower going up right next to the Brightline station in downtown West Palm Beach. The same development adds a 112-room hotel under Marriott’s Tribute Portfolio brand, the first in the city.
Project Scope
The transit-oriented development runs about 350,000 square feet at 506 Datura Street, with 181 rental units in the residential tower and a separate hotel building. LD&D and IGEQ are developing it with capital partner FrontRange Capital Partners. Corwil Architects designed the project, with interiors and branding by EoA Group. Both buildings are expected to finish in 2028.
Why It Matters
West Palm Beach has ridden a wave of relocations and financial-sector growth, and downtown density around the Brightline station is where a lot of that demand is landing. Building rental housing and a hotel on the same block as intercity rail is the kind of transit-adjacent bet that developers across South Florida are making as the region’s rail network matures. For a downtown that was mostly low-rise a decade ago, a 21-story tower at the station is a marker of how fast the market has moved.
