Construction is complete on a three-story intermediate school annex at 106 Avenue X in Gravesend, Brooklyn. The building adds roughly 75,000 square feet and 553 student seats.
Project Scope
The New York City School Construction Authority designed the annex with its in-house team, and Technico Construction Services built it. An annex attaches capacity to an existing school campus rather than creating a standalone institution, so cafeteria, gym and administrative functions stay shared and the new construction concentrates on classrooms and support space.
At about 75,000 square feet for 553 seats, the building works out to roughly 136 square feet per seat, a density that only pencils when the parent school already supplies the shared facilities. A standalone school of the same capacity would need considerably more area and a much larger site.
Why It Matters
The annex model is how New York adds seats on constrained sites: build on or beside an existing campus instead of assembling new land in a borough where land assembly is the longest pole in any schedule. It also keeps the new capacity inside an existing school zone, which avoids the rezoning fights that follow new standalone buildings.
For contractors, School Construction Authority work is its own market. Design often sits in-house at the authority rather than with an outside architect, schedules are cut against the academic calendar, and the bid pool skews toward firms that have learned to sequence around summer shutdown windows and occupied-campus logistics. Deliveries, crane picks and noisy work all have to fit around a school that keeps running next door.
Technico has built its practice on exactly this kind of public agency work, with capital improvement projects for the School Construction Authority, the Metropolitan Transportation Authority and the New York City Housing Authority. That experience is the qualification that matters on annex jobs, more than raw square footage delivered.
