Fort Worth’s West 7th corridor is getting one of its most-watched infill projects. Omaha-based developer Goldenrod Companies has named Oline Construction as general contractor for The Van Zandt, a mixed-use building that pairs Class AA office space with apartments and street-level retail in one of the city’s densest entertainment districts.
Project Scope
The Van Zandt combines about 100,000 square feet of high-end office, 226 apartments, and roughly 13,000 square feet of ground-floor retail. Oline Construction leads the build on West 7th Street, threading a mid-rise structure into a tight urban block already ringed by bars, shops, and residential. The program is aimed at tenants who want walkable, amenity-heavy space rather than a suburban campus, and the residential floors give the project a built-in daytime and evening population.
Why It Matters
Office is the hardest sell in commercial real estate right now, so a developer choosing to build new Class AA space says something about Fort Worth’s pull. The bet is that mixed-use, walkable product in a proven district behaves differently than a standalone tower in a struggling submarket. Pairing offices with apartments spreads the risk: even if office lease-up runs slow, the residential and retail carry income. West 7th has spent a decade turning from warehouses into one of the region’s busiest districts, and The Van Zandt tests how much vertical density that corridor can absorb.
