One of the largest private developments in Grand Rapids history is moving off the drawing board. Fulton & Market, a three-building project from Fulmar Property Holdings, an entity tied to the DeVos and Van Andel families, is set to start vertical work on its office tower in the summer of 2026 on the west side of downtown.
Project Scope
The plan packs roughly 400,000 square feet of office space anchored by a single tenant, about 21,000 square feet of retail, 595 apartments, 76 for-sale condominiums, and a 130-room hotel across three connected buildings. The office component leads the phasing, with residential and hospitality following. The development sits on former surface parking near the Grand River, part of a broader push to knit downtown Grand Rapids back to its waterfront.
Why It Matters
Build-to-suit office towers are rare right now. Most markets are digesting a surplus of existing space, and few developers will start 400,000 square feet on spec. A committed anchor tenant is what makes this one bankable, and it’s a signal that mid-size Midwest downtowns can still pull corporate commitments the coasts assume have dried up. The mix matters too. Stacking apartments, condos, a hotel, and retail against the office use spreads risk across cycles and keeps the block active after 5 p.m., the kind of programming lenders now want before they finance anything downtown. For Grand Rapids, it’s a bet the city’s core can absorb hundreds of new residents and a fresh block of Class A office at the same time.
