Fulmar Property Holdings

Fulmar Property Holdings is a Grand Rapids, Michigan real estate development entity affiliated with the DeVos and Van Andel families. The firm is behind Fulton & Market, one of the largest private developments in the city’s history, a three-building mixed-use project combining roughly 400,000 square feet of office space with apartments, condominiums, a hotel, and retail on the west side of downtown. Fulmar’s work is concentrated in downtown Grand Rapids, part of a long-running effort by the two families to reinvest in the city’s core and its riverfront.

Fulmar Property Holdings, stylized FulMar, is a private real estate entity formed by members of the DeVos and Van Andel families, the Grand Rapids families long associated with Amway, the Van Andel Arena, and decades of downtown reinvestment. The company controls a roughly seven-acre riverfront site at Fulton Street and Market Avenue SW, a 500-space parking lot just north of Acrisure Amphitheater.

That site is the basis for Fulton & Market, one of the largest private developments ever proposed in the city. As put forward, the project would add up to 671 high-end housing units, a boutique hotel, an office tower, and retail across the riverfront parcel, at an estimated cost approaching $800 million. The plan has drawn public debate over the scale of the tax incentives requested and the size of its affordable-housing contribution, a reminder that a project this large reshapes more than a skyline.
