Architect Companies in Illinois

The top design and architectural related companiesin Illinois.

Short answer: Exchange lists 14 architecture firms in Illinois. Individuals are licensed under the Illinois Architecture Practice Act of 1989, but Illinois also requires the firm to hold a Professional Design Firm registration with at least two thirds of its ownership in licensed design professionals. Illinois licenses Structural Engineers separately from Professional Engineers, and Chicago operates a self-certification permit route open to architects in good standing.

Architects in Illinois

Illinois regulates architectural practice at two levels, and firms moving in from other states routinely get the second one wrong. The individual licence is familiar: examination, experience, seal, continuing education, administered by the Department of Financial and Professional Regulation. The firm licence is not. Under the Architecture Practice Act a business entity may not offer or provide architectural services in Illinois unless it holds a Professional Design Firm registration, and that registration requires that two thirds or more of the entity's ownership be held by persons licensed in architecture, professional engineering, structural engineering or landscape architecture. An out-of-state practice with outside investors, a holding company, or a non-licensee majority owner cannot simply register a foreign entity and begin work.

Structural engineering is a separate licence

Illinois is one of a small number of states that licenses Structural Engineers as a distinct profession rather than as a subset of professional engineering, and the distinction has teeth in Chicago, where structural documents are expected to carry an Illinois SE seal. An architect assembling a consultant team for a Chicago project cannot assume that a PE licensed in a neighbouring state, or even an Illinois PE, satisfies the requirement. This is the most common cause of a document set being rejected at intake, and it is an entirely avoidable one — the consultant check belongs at proposal stage, not at permit stage.

Chicago self-certification

The Department of Buildings operates a self-certification permit programme under which an enrolled architect in good standing may certify that an eligible project complies with the code, in exchange for a substantially shorter review path. Eligibility is defined by project type and scale and excludes high-rise, assembly and several other categories. The trade-off is real: the architect assumes personal responsibility for the certification, audits are conducted, and removal from the programme follows a failed audit. For a practice doing repeat small-to-mid commercial and multi-family work in the city, enrolment is a genuine schedule advantage and a genuine risk transfer, and it should be a conscious firm decision rather than a default.

The Chicago Construction Codes

Chicago spent decades on a construction code that had diverged from the model documents, and rebuilt it in 2019 on the International Building Code with extensive municipal amendments. The rebuild narrowed but did not close the gap: occupancy classification, high-rise provisions, means of egress detail and materials approval still differ from the surrounding collar counties, which sit on the state-adopted model codes. A firm working both the city and the suburbs is working two codes, and drawing standards and detail libraries should reflect that rather than assuming one set travels.

Accessibility is stricter than the federal floor

The Illinois Accessibility Code, administered by the Capital Development Board, applies to public facilities and multi-story housing across the state and in a number of respects exceeds the federal Americans with Disabilities Act standards it parallels. Because compliance is assessed against whichever standard is more stringent, an ADA-compliant design is not automatically an Illinois-compliant one. Scoping for accessible units, reach ranges, and alteration triggers on renovation projects are the areas where the divergence most often produces a late-stage redesign.

Energy code, and the fact that it is statewide

Illinois adopts its energy conservation code statewide on the International Energy Conservation Code base, and critically it preempts local amendments that would weaken it — a municipality cannot adopt a less stringent energy code. For an architect this means the envelope, fenestration and commissioning requirements are one of the few code areas that genuinely travels unchanged from Rockford to Carbondale, which makes it worth building into the office standard rather than checking project by project. The Illinois Green Building Act applies a higher standard again to state-funded construction.

Landmarks, and a very deep historic stock

The Commission on Chicago Landmarks holds review authority over designated buildings and over the city's landmark districts, and Illinois has a substantial inventory beyond Chicago — the Frank Lloyd Wright concentration in Oak Park and River Forest, the downtown commercial cores of the river cities, and the university districts. Adaptive reuse of designated structures interacts with the federal and state historic tax credit programmes, and the Illinois Historic Preservation Tax Credit has made a series of mid-sized downtown rehabilitations viable that would not otherwise have been. Firms that can run a Part 1, 2 and 3 application competently have a real market advantage in that segment.

Procurement and the public sector

Illinois public bodies select design professionals by qualifications rather than price for most architectural commissions, which shapes how proposals are written and how fees are negotiated after selection. The state's prevailing wage regime and its responsible-bidder provisions reach construction rather than design, but they shape the constructability advice a firm gives, and on local government projects the interaction between prevailing wage, DBE participation goals and tight referendum-funded budgets is the practical constraint on scope.

Frequently asked questions

Does an architecture firm need its own licence in Illinois?

Yes. Beyond the individual architect licence, a business entity offering architectural services must hold a Professional Design Firm registration, and at least two thirds of the entity's ownership must be held by licensed architects, professional engineers, structural engineers or landscape architects.

Can an out-of-state architecture firm with outside investors register in Illinois?

Not if non-licensees hold more than one third of the ownership. The two-thirds licensed-ownership requirement for a Professional Design Firm registration applies to the entity itself, so a holding-company or investor-majority structure fails regardless of the individual architects' licences.

Why does Illinois license Structural Engineers separately?

Illinois maintains the Structural Engineer licence as a distinct profession rather than a subset of professional engineering. In Chicago, structural documents are expected to carry an Illinois SE seal, so an out-of-state PE or even an Illinois PE may not satisfy the requirement.

What is Chicago's self-certification programme?

A Department of Buildings route under which an enrolled architect in good standing certifies that an eligible project complies with the code, shortening review substantially. Eligibility is limited by project type and scale, the architect takes personal responsibility, and audits can result in removal.

Is the Illinois Accessibility Code the same as the ADA?

No. The Illinois Accessibility Code, administered by the Capital Development Board, exceeds the federal standard in a number of respects, and compliance is assessed against whichever is more stringent. An ADA-compliant design is not automatically Illinois-compliant.

Do Illinois municipalities set their own energy codes?

They cannot weaken the state energy conservation code. Illinois adopts it statewide on the International Energy Conservation Code base and preempts less stringent local amendments, which makes the envelope and commissioning requirements one of the few code areas that travels unchanged across the state.

How much continuing education does an Illinois architect need?

Twenty-four hours per biennial renewal cycle, with health, safety and welfare content required. The Department of Financial and Professional Regulation audits compliance, and the firm registration renews on its own cycle separately from the individual licences.
