Most New York City schools are retrofits of buildings that went up a century ago. The Success Academy Bronx K-12 Campus is the opposite: a 310,247-square-foot, six-story school built from scratch for 2,400 students, a short walk south of Yankee Stadium. Skidmore, Owings & Merrill designed it, and it’s the charter network’s first ground-up building.
The site, at 586 River Avenue (also 101 East 150th Street), fills the block between River Avenue, Gerard Avenue and East 150th Street in Concourse Village. Success Academy bought it for $105 million in early 2022, cleared a self-storage building and the former New York City Children’s Center, and had it rezoned from manufacturing to academic use. Excavation was underway by October 2023.
Project Scope
The massing steps from one story at the south end up to six at the north. The high school takes the lower floors, with middle and elementary grades stacked above, and each division gets its own ground-floor entrance. A multilevel corridor SOM calls the scholar spine runs the full length of the building, lined with breakout alcoves and writable walls.
The program includes a 300-seat auditorium, a gym, a futsal court, dance studios and lecture halls. Three rooftop terraces add outdoor space on a tight urban lot. The facade is custom green-glazed masonry laid in stacked pyramid forms, a nod to the old brick schoolhouse, and the window-to-wall ratio is held to 21%. The building is all-electric, with consolidated mechanical equipment, and SOM’s project data lists LEED Silver.
The project team was large. SOM’s credits include Lera Consulting Structural Engineers, SWA Balsley, Introba, Cerami & Associates, GZA GeoEnvironmental, Lerch Bates, Code Consultants and The DeMatteis Organization, among others. Success Academy financed construction in part with a $150 million construction loan signed in late 2024.
Why It Matters
Charter networks usually lease space or share public school buildings. Owning a purpose-built campus changes the math on enrollment and on what the network can program, and this one is designed to keep Bronx high schoolers from commuting more than an hour to Manhattan.
For builders, the takeaway is the envelope and systems spec. A full-block, all-electric K-12 building with a low glazing ratio and bespoke glazed masonry is a template New York’s School Construction Authority and private school operators will both be looking at as Local Law 97 tightens.
