Three decades in the making, South Station Tower finally tops Boston’s skyline. The 51-story mixed-use high-rise rises directly above the South Station Transportation Center, the busiest transit hub in New England, and its completion in late 2025 closed out a project Hines had been planning, designing, and fighting to build since 1997. JPMorganChase will anchor the office floors, taking more than eight floors for up to 1,000 employees beginning in 2028.
Project Scope
The tower delivers 680,000 square feet of premier office space along with luxury residences and retail, stacked above an active rail and bus terminal that never stopped operating during construction. Hines developed it in partnership with APG and Dune Real Estate Partners. Pelli Clarke & Partners designed the building, and Suffolk Construction served as general contractor, threading a 700-foot tower into a working transportation center in the heart of downtown.
Building over live transit is the hard part. The structure had to span and protect rail operations below while crews erected a supertall above, a sequencing problem that’s defeated less-prepared teams on similar air-rights sites.
Why It Matters
South Station Tower is a marquee example of transit-oriented development at scale, putting a million square feet of office, housing, and retail directly on top of the region’s transportation spine. In a Boston office market that’s been cautious, landing JPMorganChase as the anchor signals that well-located, transit-connected towers still command demand. The project also resolves one of the longest-running air-rights sagas in the city, proving that complex over-track development can be delivered even when it takes a generation to get there.
