A St. Regis-branded tower is rising on the Sunny Isles oceanfront. The South Tower of the St. Regis Residences Sunny Isles Beach, a roughly 750-foot condominium on Collins Avenue, is under construction with completion targeted for late 2028.
Project Scope
The South Tower holds 170 residences on 4.7 acres with 435 linear feet of Atlantic frontage and about 70,000 square feet of amenities per tower. Fortune International Group and Château Group are co-developing, with Arquitectonica as architect and Coastal Construction handling the build. A companion North Tower is scheduled to break ground in 2026 and finish a year behind the south.
Why It Matters
Sunny Isles has become a wall of luxury towers, and the St. Regis name lands it firmly at the top of that stack. Coastal Construction and Arquitectonica are the go-to team for South Florida’s oceanfront high-rises, and the project’s early construction loan signals lenders are still willing to fund ultra-luxury on the coast. For a market driven by international buyers, a globally recognized hospitality brand is the selling point that carries pre-sales through a slower national housing cycle.
