A Bit About Rollick at City Commons — St. Louis, Missouri
The first shovel went into a vacant lot at Washington Avenue and North 22nd Street on July 31, 2026. Rollick is a $24 million, 74-unit apartment building, and by itself it’s a modest job. What it starts is not: Rollick is the opening move on City Commons, a roughly $400 million plan to rebuild 12 acres of St. Louis’ Downtown West neighborhood.
Project Scope
AHM Group and Broadmoor Group are developing. The building goes up on a corner lot one block from Energizer Park, the CITY SC soccer stadium that opened in 2023 and reset land values across the district. First residents are expected within about two years.
Seventy-four units on an urban infill corner is a tight build. Laydown space is minimal, crane picks have to work around live streets, and the structure has to hit a cost basis that supports St. Louis rents, which are among the lowest of any major U.S. downtown. That constraint shapes everything: wood frame over podium, an efficient unit mix, and amenity space kept lean.
The wider City Commons program covers the 12-acre area between downtown and Midtown, where surface parking and vacant parcels have sat since the district’s warehouse economy left.
Why It Matters
St. Louis has had no shortage of downtown redevelopment plans. What separates this one is that a stadium already anchored it. Energizer Park did what stadiums are supposed to do and rarely manage, which is generate enough consistent foot traffic to make surrounding parcels financeable. Rollick is the first project to test whether that translates into residential lending.
Seventy-four units also reads as deliberate scaling. Developers working post-2022 capital markets have been breaking large plans into pieces small enough to finance individually, proving absorption on phase one before committing to phase two. It’s slower and it costs more per unit, but it’s how anything gets built when construction lending stays tight.
The number to watch isn’t the $24 million. It’s whether phase two gets financed on the strength of Rollick’s lease-up, because that’s what turns a groundbreaking into a neighborhood.
