Coastal Construction topped out the north tower of the Ritz-Carlton Residences at Saltleaf on 23 September 2026, and the interesting part isn’t the height. It’s the neighbour. The south tower has been occupied since March 2026, which means full-scale high-rise construction has been running next to residents for six months, with the access, noise and safety obligations that implies. The two towers carry a $458 million construction value inside a $750 million development on 500 acres of Estero Bay coastline. London Bay Development Group is the developer, Arquitectonica the architect, McNamara Salvia the structural engineer.

Why It Matters
Southwest Florida coastal residential is a demanding structural market, and it got more demanding after Surfside. Deep auger-cast piles, post-tensioned decks and a tolerance regime tight enough for full-height glazing are now table stakes on a bay-front tower, not premium features. The 15.5-month top-out on 838,335 square feet is the number worth watching, because it says the concrete cycle held through a Florida summer.
The occupied-neighbour condition is the part other developers will copy or avoid. Phasing a two-tower project so the first building delivers and sells while the second is still forming decks improves the capital picture considerably. It also means somebody’s balcony overlooks a working crane for two years, and the construction logistics plan is what keeps that from becoming a legal problem.
Values, square footages and completion dates here are developer and contractor figures reported by ENR, not filed public records, and the 2027 certificate dates are targets rather than commitments.
