A long-vacant parcel in southwest Yonkers is finally getting built on. Titan Real Estate Development broke ground July 21, 2026, on Park Square, a $185 million mixed-use project at 1 Loehr Place that had sat idle since the site left the old Mulford Gardens footprint and passed to the city in 2019.
Project Scope
The seven-story building holds 340 apartments, split between 198 studios and 142 one-bedrooms, with 10% of the units set aside as affordable. On the ground level it adds about 20,000 square feet of commercial space and a 420-space parking structure. The site sits between St. Joseph Avenue and Vineyard Avenue in the city’s southwest section. Construction is expected to run roughly two years, putting delivery in 2028.
Why It Matters
Yonkers has become one of the New York metro’s more active housing markets, and Park Square puts a serious unit count on a piece of ground that produced nothing for years. The studio-heavy mix is aimed squarely at the region’s demand for smaller, relatively attainable rentals within commuting reach of Manhattan. Structuring the deal through the Yonkers Industrial Development Agency, with an affordability set-aside baked in, is the template that keeps mid-market rental construction penciling in Westchester while other high-cost submarkets stall. Ground-floor retail and structured parking are meant to knit the block back into the surrounding neighborhood rather than wall it off.
