One Brickell Riverfront — LOFTY Brickell and The Standard Residences

The crowns went on in June 2026, which put both towers at full architectural height on one of Brickell’s last undeveloped riverfront sites.

One Brickell Riverfront is a two-tower project at 99 SW 7th Street on the Miami River, developed by Newgard Group and Two Roads Development. Arquitectonica designed both towers. G.T. McDonald Enterprises is the general contractor on LOFTY.

Project Scope

LOFTY Brickell runs 44 stories with 362 residences. The Standard Residences, Brickell runs 46 stories with 422. That’s 784 units across the site. Structural top-off came in January 2026; the crowns followed in June.

LOFTY’s ownership model lets buyers short-term rent their units on their own terms, which is a Newgard signature and a large part of why the units sold. The ground floor goes to AVRA Estiatorio, the New York coastal Greek restaurant, with frontage on the river. Amenities include a private marina and a 40,000-square-foot pool deck. Seven penthouses remain, priced from $2.4 million to $3.5 million.

The Standard leans hotel-brand: rooftop pool, a 10th-floor spa with hammam and cold plunge, a bowling alley, a screening room. Pricing starts in the mid-$600,000s.

Why It Matters

Financing closed late in 2025 at $513 million — $370 million senior plus $143 million mezzanine from 3650 Capital. It was among the largest South Florida residential construction loans of the year, at a point when construction lending in the market had otherwise tightened hard.

Delivery is targeted for August 2027, and the team says it’s running ahead of schedule. Whether the flexible-rental model holds up through a delivery cycle is the question worth watching, because a lot of Miami’s pipeline is now underwritten on the same assumption.
