Related Group and BH Group started construction on Icon Beach Waterfront Residences, a 350-unit condominium project in Hollywood, Florida. Cohen Freedman Encinosa & Associates is the architect of record. The project rises on the Intracoastal, part of a wave of luxury condo development stretching up the coast from Miami.
Project Scope
The development pairs waterfront units with resort-style amenities aimed at buyers relocating to Florida or trading up from older stock. Related, South Florida’s most active condo developer, is again the lead, with BH Group as partner.
Why It Matters
While rental starts have slumped, the South Florida luxury-condo segment has held up on cash buyers and out-of-state demand. Icon Beach is a bet that migration into Florida still has room to run, even as insurance costs and a post-Surfside inspection regime raise the bar on coastal high-rises.
