A Bit About Hudson's Detroit
Detroit’s comeback has a new high-water mark, literally. Hudson’s Detroit, Bedrock’s mixed-use complex on the site of the old Hudson’s department store on Woodward Avenue, includes a 49-story, 681-foot tower that’s now Michigan’s second-tallest building. Designed by SHoP Architects, it anchors more than 1.5 million square feet of new downtown space.
Project Scope
The development pairs the 49-story skyscraper with a 12-story, 232-foot mid-rise holding offices, retail, and a conference center. The shorter building wrapped up in 2025. The tower brings a 227-room Edition hotel and 97 Edition-branded condominiums, with an opening slated for 2027. Across both buildings, the project adds retail, office, dining, hospitality, residential, and event space to the 1200 Woodward block. Bedrock, Dan Gilbert’s real estate firm, is the developer.
Why It Matters
For a city that spent decades losing buildings, a 681-foot tower on the symbolic Hudson’s site is more than square footage. It’s a statement about downtown Detroit’s direction. The mix of luxury hotel, branded condos, and office is a bet that demand has returned to the urban core. Whether the high-end residential absorbs at the pace Bedrock needs is the test, but the skyline already reflects the wager.
