The E11EVEN nightclub brand is building a second condo tower in Miami. E11EVEN Residences Beyond, developed by PMG and E11EVEN Partners, is the twin to the already topped-out E11EVEN Hotel & Residences in the Park West district north of downtown.
Project Scope
Beyond carries 461 fully furnished and finished residences, ranging from studios to two-bedrooms plus penthouses, with floor-to-ceiling glass and a resort-grade amenity deck that leans into the brand’s hospitality roots. The first E11EVEN tower topped out in 2025, and Beyond follows on the same block, extending the club-and-residences concept that pairs entertainment programming with for-sale housing.
Why It Matters
Miami’s downtown core has filled in fast, and branded residences have become the way developers stand out in a crowded pre-construction field. Tying a tower to a well-known entertainment brand is a marketing play, but it also reflects a real shift: buyers want turnkey, amenity-heavy units they can rent short-term. Park West, once an overlooked stretch between downtown and the arena, is turning into a cluster of high-rises on the strength of it.
