Chicago’s Fulton Market keeps rising. Developer VISTA Property and general contractor Skender topped out 370 N. Morgan Street, a 32-story rental tower in the neighborhood that has flipped from meatpacking district to one of the city’s busiest development corridors.
Project Scope
The 539,000-square-foot building holds 494 apartments, from studios to two-bedrooms, including 99 affordable units, plus ground-floor retail and parking. Antunovich Associates designed it, drawing on the clean, gridded Miesian lines that suit the West Loop. Topping out marks structural completion; fit-out and facade work carry through to opening.
Why It Matters
Fulton Market has absorbed office, hotel, and retail over the past decade, and now the residential wave is filling in the blocks around them. A project of this size, with a meaningful affordable component, adds density where the jobs already are. For a rental market that stayed tight through the downturn in for-sale housing, 494 new units is real supply. The neighborhood’s pipeline isn’t slowing: more towers are lined up within a few blocks.
