Charlotte’s largest hospital campus is getting a lot bigger. Atrium Health, now part of Advocate Health, is building a 12-story, 448-bed tower at its Carolinas Medical Center that will become the biggest building on the campus. The DPR Rodgers joint venture, pairing Charlotte-based Rodgers Builders with Redwood City’s DPR Construction, is leading construction toward a spring 2027 finish.
Project Scope
The new tower runs about 1.1 million square feet and carries a budget north of $900 million. It has been in planning since 2018, and construction is now well underway. The 448 beds expand inpatient capacity at CMC, the region’s Level I trauma center and academic medical hub, at a time when the Charlotte metro is one of the fastest-growing in the country. DPR Rodgers is handling a complex build on an active hospital campus, where existing operations can’t pause for the work.
Why It Matters
Healthcare is doing the heavy lifting in nonresidential construction right now, and Atrium is one of the most active systems in the Southeast. A billion-dollar bed tower is a bet on demographic math: the Carolinas keep adding residents faster than the region can add licensed beds. Building on a live trauma campus is its own discipline, with phasing, infection control, and utility tie-ins that a greenfield project never faces. For the local market, a project this size anchors trade employment and subcontractor backlog for years, which is part of why regional GCs treat health-system work as their steadiest pipeline.
