Wythe County is about to host a lot of servers. TAC Data Centers plans a gigawatt-scale campus on roughly 1,000 acres in the southwest Virginia county, a project that would draw more than 1,000 megawatts of power across nine to eleven buildings totaling an estimated 3.5 to 4 million square feet.
Project Scope
At full buildout the campus would rank among the larger data center developments announced anywhere, sized for the AI and cloud workloads driving the current wave of construction. A project this size lives or dies on power and water. Securing more than a gigawatt of grid capacity, plus the substations and transmission to deliver it, is the gating item that determines when any dirt actually moves. Site work and the first buildings come first, with the rest phased in as power and demand line up.
Why It Matters
Data centers have become the load-bearing beam under U.S. nonresidential construction, and campuses keep pushing into rural counties where land and power are cheaper than in the coastal metros. Wythe County sits in that second wave, away from Northern Virginia’s saturated “Data Center Alley.” The bet is that transmission can be built to the site faster than it can be freed up in the crowded markets. Local questions about grid strain, water, and tax incentives will shape how fast, and how large, the campus actually gets built.
