The Rossonian sits on the acute corner at Welton Street in Five Points, and for a stretch of the last century it was the most important jazz room between Chicago and the West Coast. Built in 1912 and renamed the Rossonian in 1929, its ground-floor lounge hosted Duke Ellington, Billie Holiday and Nat King Cole at a time when segregation kept Black performers out of downtown Denver hotels. The building has been largely dormant for decades and is a designated Denver landmark.
Palisade Partners is rehabilitating the historic structure and pairing it with a connected new building to create a 126-room hotel. The original 1912 brick exterior and the triangular corner facade stay.
Project Scope
126 hotel rooms across two connected buildings, a roughly 4,800-square-foot ground-floor restaurant, a live-music lounge and flexible event space. Craine Architecture and Semple Brown are the architects, Milender White is the general contractor, and CoralTree Hospitality will operate the hotel. The Rossonian Development Authority is a co-development and community partner. The Denver Landmark Preservation Commission approved the design.
In May and June 2026 Denver City Council approved up to $15.5 million in tax-increment reimbursement through a new urban renewal area to close the funding gap. The team is targeting a 2028 opening. Total development cost hasn’t been disclosed.
Why It Matters
Denver spent years watching this building deteriorate while proposal after proposal failed on the same arithmetic: a small floor plate, a landmark designation, and a room count too low to carry the construction cost. The $15.5 million in tax increment is what finally moved it, and that’s the honest story behind most cultural-landmark hotel restorations.
It’s also one of the few Black cultural heritage hotel restorations of this scale moving anywhere in the country right now, and the operating plan keeps the music room rather than converting it into more keys.
