The Hotel del Coronado is one of the largest surviving wooden Victorian resort structures in the United States, a National Historic Landmark since 1977, and until June 2025 it was a construction site. Blackstone Real Estate funded a program of more than $550 million across six years covering the entire resort, and finished with the hardest part: a $160 million-plus revitalization of the original 1888 Victorian building.
That last phase restored the front porch, the lobby, the main entry and drive, and the guestrooms, and returned the central garden courtyard to its original layout with historic walkways and pergolas. Completion was announced June 18, 2025.
Project Scope
A resort-wide restoration and repositioning delivered in phases while the hotel stayed open. New venues include Nobu Del Coronado, Veranda, Serea Coastal Cuisine, Shore House, the Southpointe event center, and the Ocean Club in the historic Windsor Cottage. WATG led architecture; Heritage Architecture & Planning under David Marshall handled historic preservation architecture; Wimberly Interiors did interiors. Why It Matters
Working on 137-year-old wood frame is a different discipline from working on masonry. Members are dimensioned to nothing standard, fire and seismic upgrades have to be threaded through fabric that can’t be replaced, and every opened wall is a discovery. Doing it across six years without closing a five-star resort adds a phasing constraint on top. The financial read is simpler: Blackstone spent more than half a billion dollars to keep a wooden hotel standing, which tells you what irreplaceable means in hospitality real estate.
