Cincinnati Downtown Marriott Convention Hotel

Cincinnati broke ground on its long-awaited convention headquarters hotel on July 21, 2026, handing the city’s revamped Convention District the anchor it has needed for years. Atlanta-based Portman is developing the 700-room Marriott after closing $540 million in financing, and Skanska USA is running construction. The project fills a gap civic leaders have flagged repeatedly: the city kept losing large conventions because it couldn’t offer enough headquarters rooms next to the Duke Energy Convention Center.

Project Scope
The full-service hotel carries 700 rooms and roughly 60,000 square feet of meeting space, plus a 17,000-square-foot events terrace, several ballrooms, and ground-floor retail. Cooper Carry leads the design, with Moody Nolan as architect of record. The tower rises near First Financial Center in the core of downtown, wired directly into the convention campus. Skanska serves as construction manager, and the team is targeting completion by the end of 2028, in time to feed a 2029 booking calendar.

Why It Matters
A headquarters hotel is the piece that makes a mid-size convention market competitive, and Cincinnati has watched business walk to cities with more rooms attached to their halls. The $540 million package is one of the larger hospitality financings to close in the Midwest this year, and it lands at a moment when discretionary commercial construction is under pressure nationally. A convention hotel is a different bet than a speculative office tower, though. The room block is the product and the demand driver is the convention schedule, not the office leasing market, which is why deals like this keep moving while other private work stalls.
