Bon Secours Wellness Arena Modernization — Greenville Arena District

Greenville is trading a parking lot for an entertainment district.

The Greenville Arena District selected Turner Construction in late June 2026 to lead a $282 million modernization of Bon Secours Wellness Arena and the 12 acres around it. LS3P, LMN Architects and Gensler produced the master plan. It’s a multi-phase job, and arena work is expected to start in late 2026 or early 2027.

Project Scope

Three pieces. The existing 15,500-seat arena gets a modernized bowl and concourse. A new 6,500-seat outdoor amphitheater goes up alongside it, the first of its kind in downtown Greenville, with programming targeted at 25 to 30 touring concerts a year plus 25-plus community events. And the surrounding 12-acre campus, most of it currently asphalt, gets redeveloped with retail, restaurants, and public green space.

Turner’s mandate explicitly includes maximizing local contractor, subcontractor and workforce participation. Trade packages haven’t been bought out.

Why It Matters

The funding stack is the interesting part. Arena revenues, hospitality tax and accommodations tax carry the project, with no new taxes on Greenville County residents. That structure is increasingly how mid-size markets finance venue work, and it puts the risk on visitor spending rather than the property tax base.

The district projects 545 permanent jobs, roughly $15 million in annual compensation, and about $63 million in yearly economic impact. Those are the numbers the deal was sold on, and they’re the ones worth checking in 2030.

One caveat: coverage of the project value splits between $282 million and $182 million depending on the outlet. Greenville Journal and Construction Dive both report $282 million.
