A Bit About 70 Hudson Yards — Deloitte Anchor Tower
The third commercial supertall in Hudson Yards is now rising vertically. 70 Hudson Yards, a 52-story office tower at Hudson Boulevard East between 35th and 36th Streets, broke ground in June 2025 and began vertical construction this winter. The building will deliver just under 1.4 million square feet of office space, with Deloitte committed to 800,000 square feet as the anchor tenant.
Project Scope
The 832-foot tower is designed by Gensler with Roger Ferris + Partners, with interiors by INC Architecture & Design. Related Construction is general contractor, and the structural and facade engineer is DeSimone. The structural frame is a steel and concrete hybrid with composite metal-deck floors and a perimeter moment frame paired with a central reinforced-concrete core. Floor plates are sized to deliver column-free spans in the 50-foot range, tuned for the long open-plan trading and advisory floors Deloitte plans to occupy.
The facade is a unitized curtain wall with a low solar-heat-gain glazing tuned for the West Side wind environment. Permasteelisa is fabricating and installing the panel system, and the first units begin to climb in late summer 2026. The tower is planned to become New York’s first zero-carbon-emission skyscraper at scale, with electrified mechanical systems, an all-electric kitchen and tenant base build, and an off-site renewable PPA covering the operating-stage emissions.
Site logistics are constrained by active Hudson Yards platform work alongside the build, with material staging running through a shared logistics yard coordinated across Related’s portfolio sites. The construction sequence assumes superstructure topping out in late 2027 and facade closure in mid-2028, with first occupancy targeted for fall 2028.
Why It Matters
70 Hudson Yards is the test of whether the Hudson Yards office market still has lift after a soft tenant cycle for new supertalls. Deloitte’s 800,000 SF lease is one of the largest single tenant commitments to a new Manhattan office building in the post-pandemic cycle, and it functionally underwrote the project’s construction financing. Without the anchor, the project would likely have sat in pre-development with renderings instead of vertical steel.
The zero-carbon claim is also worth watching. Several New York towers have targeted similar performance. None have delivered at the 1.4-million-square-foot scale on a fast-track schedule. Related is operating on the assumption that the building can be fully electrified without requiring tenant-side electrical capacity upgrades over the lease term, which depends on continued grid decarbonization in New York’s ConEd service territory. That’s a real bet.
For Hudson Yards itself, 70 Hudson Yards is the first major project of Phase II. Phase I delivered roughly 14 million square feet by 2019. Phase II is sized to add another 6 to 8 million square feet, with residential and casino components still working through public review. 70 Hudson Yards is the lead building.
