Midtown East is about to lose three buildings and gain a 1,600-foot tower. 350 Park Avenue cleared its final city approval on a 48-to-0 City Council vote, and demolition of the structures on the site is set to begin in the second quarter of 2026. When it tops out, the 62-story Foster + Partners design will be one of the tallest office towers in New York.
Project Scope
The tower delivers about 1.8 million square feet of Class A office space with room for roughly 6,000 workers. It’s all-electric, with a high-performance facade, outdoor terraces, and biophilic design woven through the floors. The form steps back and tapers as it rises, a nod to the older Park Avenue towers around it. Vornado Realty Trust, Rudin, and Ken Griffin are developing the roughly $4.5 billion project, with completion anticipated in 2032.
Why It Matters
The anchor tells the story. Citadel and Citadel Securities will take at least 850,000 square feet, a commitment that underwrites a tower this expensive in a market where speculative office has gone quiet. That’s the post-pandemic pattern in office construction: trophy buildings with a named anchor get built, while everything else waits. An all-electric supertall is also a wager that operating without on-site fossil fuel is now the premium standard for New York office.
