DC BLOX is building ATL-West, a 180-megawatt data center campus on 55 acres in Douglasville, Georgia, roughly 20 miles west of Atlanta. Evans General Contractors is delivering the project design-build.
Project Scope
The two-story building holds about 750,000 square feet, built out as a dozen 10-megawatt data halls. The campus targets hyperscale and AI and machine-learning platform tenants. DC BLOX is developing a second Georgia campus in parallel, ATL-East, on 72 acres in Conyers about 25 miles east of downtown Atlanta.
Splitting capacity into twelve 10-megawatt halls rather than a few large ones gives the operator staged energisation, so leased halls can come online while later ones wait on utility capacity. It also lets the builder repeat a single hall design twelve times, which is where design-build delivery earns its keep: the learning curve compounds across identical units instead of resetting.
Both Georgia campuses reached construction after extended master planning, entitlement, design and permitting work. On data center sites that front-end phase is usually longer than the build itself, because the binding approvals are utility and zoning rather than building code.
Why It Matters
Atlanta is now the top market in North America for total data center construction, with development up more than 50% year over year in the first half of 2026 and the region overtaking Northern Virginia for the first time. The driver is power availability rather than land or labour.
That scarcity shows up in leasing. CBRE put North American data center vacancy, measured as the share of power capacity available for lease, at a record-low 1.4% in the first half of 2026 even as construction rose almost 25%. A 180-megawatt campus entering a market that tight is close to pre-absorbed, and the real schedule risk sits with utility interconnection rather than with the building itself.
For Georgia contractors, the shift also means sustained demand for electrical and mechanical capacity well beyond what the local market carried five years ago.
