One thousand and two beds on 2.62 acres works out to roughly 382 beds per acre, and Landmark Properties is getting there in five stories rather than a tower. Construction started in July 2026 on The Mark Eugene at 1290 Alder Street, next to the University of Oregon, in a joint venture with Boston’s CrossHarbor Capital Partners.
Project Scope
The building holds 272 units across five stories in a podium format, delivered fully furnished, which is standard for purpose-built student housing but a real FF&E line on a job this size. Nearly 37,000 square feet of amenity space includes a resort-style pool, fitness center and study lounges, with ground-floor retail on Alder. ESG Architecture & Design out of Minneapolis is the architect and KPFF Consulting Engineers handles civil. Landmark Construction, the developer’s in-house builder, is the general contractor. This is phase one of a two-phase Landmark buildout in Eugene that totals 2,275 beds, with the second phase developed separately. Delivery targets the 2028-2029 academic year.
Why It Matters
Student housing has one schedule characteristic that separates it from the rest of multifamily: the completion date is not negotiable. Leases start in August and students arrive whether or not the certificate of occupancy did. That single constraint drives everything upstream, and it’s the main reason the sector has consolidated around vertically integrated developers like Landmark who control their own general contractor and don’t have to argue about float with a third party.
Density is the other story. Getting 382 beds per acre out of a five-story wood and podium build, rather than concrete and steel, is what makes the economics work in a market where a tower would never pencil. Landmark already operates a 703-bed property in Oregon, so it went in with real comps rather than a projection. Eugene’s housing supply has lagged enrollment for a decade, and pushing a thousand beds onto two and a half acres a few blocks from campus is the most direct answer available.
