Landmark Properties is a vertically integrated real estate firm based in Athens, Georgia, founded in 2004 and focused on purpose-built student housing alongside a growing build-to-rent business. The company develops, builds through its own Landmark Construction arm, and manages its communities, a structure that matters in a sector where completion dates are fixed by the academic calendar and cannot slip. In July 2026 Landmark began construction on The Mark Eugene next to the University of Oregon in a joint venture with CrossHarbor Capital Partners: 1,002 beds across 272 units on 2.62 acres, the first phase of a 2,275-bed Eugene program.

Scale first, as stated in the company’s January 2026 year-in-review: more than $15 billion in assets under management, over 115 residential communities across the United States, 72,000 beds under management, and a pipeline of more than 50 student and multifamily projects under construction or near-term start valued above $10 billion.

The vertical integration is not nominal. Landmark Construction, the in-house general contractor, hit a record $4 billion in under-construction volume at the end of 2025 and took the top spot on Building Design + Construction’s ranking of student housing construction firms for the year. Development, construction, investment management and property operations all report into the same organization, which is the argument the company makes for holding delivery dates in a sector where the lease-up window is fixed by move-in week. Its own numbers: 19 new-construction lease-ups at 95 percent occupancy or better, and a company-wide historical occupancy rate above 97 percent.

2025 was the most active development year in company history by volume, with $2 billion in new starts across ten projects and roughly $3.5 billion in total transactions, including the sector’s largest single deal of the year at over $1 billion. Six communities opened for the fall 2025 term in Los Angeles, Minneapolis, Ann Arbor, Storrs, Tallahassee and Knoxville; with acquisitions, more than 6,800 beds joined the portfolio.

Headcount now exceeds 1,600 across six offices. Athens remains headquarters. An Atlanta office opened at One Buckhead Plaza in 2021 to house a build-to-rent division focused on single-family rental neighborhoods, a business the company entered because renting had stopped being purely a stepping stone to ownership. A London office supports UK expansion that began with a development site walkable to University College London, with further pipeline in Birmingham, Durham and Glasgow.

Capital access is treated as a capability in its own right. Landmark reports 46 active equity investors, 40 lenders on the platform, and $1.4 billion in new loans closed across 19 separate transactions in 2025.
