On a quiet Upper East Side block, a 22-story condominium is climbing out of the ground at 242 East 71st Street. Excavation and pilings are done, and the Lenox Hill tower is the latest New York project from Robert A.M. Stern Architects, a firm whose limestone-and-brick towers have set the template for the city’s luxury market.
Project Scope
The 172,000-square-foot building will hold 50 condominium units over ground-floor retail and enclosed parking. Avdoo & Company is developing. RAMSA’s design leans on the traditional masonry vocabulary that has made the firm’s residential work a reliable seller on the East Side, where buyers pay a premium for buildings that look like they’ve always been there.
Why It Matters
New York’s condo pipeline thinned out as rates climbed, so a fully financed 50-unit tower breaking ground is a small vote of confidence in the luxury segment. The Upper East Side remains one of the few Manhattan markets where classical design still commands a premium, which is exactly the niche RAMSA and Avdoo are aiming at.
