Cal Poly is building the largest modular housing program in the country. The $1.2 billion, multi-phase project on the San Luis Obispo campus will add about 3,600 new student beds and renovate roughly 1,200 more, and nearly all of it is being built from modules stacked on site.
Project Scope
Boston-based Suffolk is construction manager, working with Whiting-Turner, and Steinberg Hart is the architect. FullStack Modular is building the housing units at a factory in Los Angeles County, then shipping them north for precision stacking. Suffolk is leaning on digital modeling, geospatial positioning, and AI-assisted planning to keep the stacking accurate and the schedule short. Building A is set to open in fall 2026 for about 500 students, with Building B following in fall 2027 for roughly 700 more. The full program supports Cal Poly’s plan to grow enrollment from 22,000 to 25,000 by 2030.
Why It Matters
Modular has been pitched as the future of housing for years, but few owners have run it at this scale. If Cal Poly’s stacking method holds its schedule and quality targets, it becomes one of the clearest proof points that factory-built housing can deliver thousands of beds on a live campus. Higher-ed housing is one of the tightest markets in the country, and speed is the whole point.
