One of Dallas’s original transit-oriented developments is adding housing. High Street Residential, the residential arm of Trammell Crow Company, has broken ground on an $80 million apartment project at Mockingbird Station, a seven-story, 394-unit building that Andres Construction Services expects to finish by the end of 2027.
Project Scope
The new building densifies a site that already pairs retail, office and a DART light-rail station at the intersection of Mockingbird Lane and North Central Expressway. Adding 394 units on structured parking within a walkable, rail-served district is exactly the kind of infill that’s cheaper to justify than greenfield apartments, because the transit and retail are already there. A seven-story podium build in an active retail center means tight logistics: staging, crane picks and deliveries all have to thread around tenants and a working rail line.
Why It Matters
Mockingbird Station helped introduce Dallas to transit-oriented development when it opened in the early 2000s, and adding residential density is the logical next chapter for a property built around a rail stop. Housing near light rail is a small but real lever against the region’s car dependence, and infill projects like this one add supply without pushing the metro’s footprint further out. For Trammell Crow, converting underused parcels at a proven mixed-use site into rental housing is a lower-risk way to grow in a market where new office construction has largely stopped.
