Port San Antonio has moved its planned Innovation Tower into the finalization phase, detailing a roughly $275 million, 12-story office building designed by Pelli Clarke & Partners for its growing technology and aerospace campus on the city’s West Side. A 2026 groundbreaking is in view, with completion possible by 2028.
Project Scope
The tower would give Port San Antonio a signature high-rise on a campus that already houses cybersecurity firms, aerospace maintenance operations, and defense contractors on the former Kelly Air Force Base grounds. Pelli Clarke & Partners, the firm behind towers from Malaysia’s Petronas to San Francisco’s Salesforce Tower, is leading the design. The project remains in design and hasn’t named a general contractor. At 12 stories it would stand well above the low-slung industrial and office stock around it, a deliberate move to give the district a skyline and a front door.
Why It Matters
San Antonio has spent years trying to convert its military and aerospace base into a private tech economy, and real estate is part of the pitch. A landmark tower gives recruiters something to point at and gives tenants Class A space in a submarket that mostly offers converted hangars and flex buildings. The public-entity ownership means Port San Antonio is developing on its own account rather than waiting for a private developer to underwrite the risk, a sign of how much the authority is betting on the West Side campus as the anchor of its next decade.
