Luxury height is coming to Kirby Drive. Lily River Oaks, a 38-story residential tower with 331 units, broke ground in April 2026 near Houston’s River Oaks and is slated for completion in 2028.
Project Scope
Nashville-based Southern Land Company is developing the tower, with Solomon Cordwell Buenz as architect and interior designer and Andres Construction as general contractor. Kimley-Horn is civil engineer and DeSimone Consulting Engineering is structural engineer. The unit mix includes 18 penthouses, and amenities center on a seventh-floor garden deck with a spa, guest suites and a fitness center, plus rooftop indoor and outdoor space.
Why It Matters
Upper Kirby and River Oaks remain among Houston’s most sought addresses, and vertical rental product at this scale is a bet that renters will pay for location and amenity depth over ownership. The project adds meaningful density to a corridor that has trended taller, and it signals continued developer confidence in Houston’s high-end rental market.
