The $10 billion development is rising on 17.5 acres around the Beverly Hilton, knitting two luxury hotels, branded residences, retail, and ten acres of public gardens into a single Foster + Partners-designed campus.
Project Scope
The plan centers on two Aman-branded residential towers of 28 and 32 stories, holding 197 condominiums, alongside the first Aman hotel on the West Coast and a restored Beverly Hilton and Waldorf Astoria. A retail pavilion, a conference center, and a large botanical garden open to the public round out the program. Alagem Capital Group and Cain International are developing it as a joint venture, with construction underway since early 2024 and vertical work starting in late 2025.
Financing has kept pace with the ambition. In March 2026 the developers lined up $4.3 billion, including a $2.8 billion senior loan, to carry the project through its main construction phase.
