Six Senses Residences Dubai Marina, a 122-story tower rising near the waterfront, is set to become the world’s tallest residential building when it completes around the end of 2028. At 517 meters, it edges past New York’s Central Park Tower for the title.
Project Scope
Developer Select Group is building the tower with architecture by Woods Bagot, structural and building-systems engineering from WSP Middle East, and interiors by Mitchell & Eades. The program is small in unit count and large in everything else: 251 homes, from two- to four-bedroom residences up to full-floor penthouses and multi-level “sky mansions” near the crown. The Six Senses brand brings a wellness-led amenity package, the hook Select is using to justify pricing in one of the world’s most crowded luxury markets.
Building this slender and this tall on a marina site is the engineering story. Wind behavior, elevator strategy, and the structural core all get harder above 500 meters, and the team has leaned on a high-performance concrete core and tuned damping to keep the upper floors livable.
Why It Matters
The tower is a marker of where ultra-luxury residential is heading: taller, more branded, and increasingly sold on health and service rather than square footage alone.
