Nikken Sekkei leads the design with b720 Fermin Vazquez Arquitectos, IDOM on engineering and Robert Bird Group on structures. Limak Insaat of Turkey holds the construction contract at €960 million, though reported spend has already passed €1 billion and the wider Espai Barca program sits closer to €1.5 billion. The scheme won an International Architecture Award in 2023. Work runs in phases so the club can move back in before the job finishes: the third tier is targeted to reopen in autumn 2026, worth roughly €27 million in additional matchday revenue, after which the stadium empties again for roof installation.
Why It Matters
Barcelona awarded the contract to the bidder that scored lowest in its own technical evaluation, on the strength of schedule. The job is now more than a year behind, past €1 billion, and the club hasn’t enforced the daily delay penalties written into the contract. That sequence is worth studying by anyone who has ever ranked programme above capability on a tender scorecard.
The engineering is the other reason to watch. Very few stadium reconstructions attempt phased partial reoccupation at this scale, and fewer still do it while building a new tier around a bowl that stays structurally independent. Get the movement joints wrong and the two structures find each other. Barcelona is testing whether a club can keep playing inside its own construction site for four years and come out with a working stadium.
