Siteline

Siteline is a San Francisco software company building billing and accounts receivable tools for subcontractors. Its platform handles pay application preparation and submission, lien waiver collection, compliance document tracking and retainage visibility, aimed at the trade contractors who carry the longest payment cycles in construction. The company publishes an annual survey of construction finance and operations staff; its 2026 edition, based on 492 respondents surveyed in May, reported that 92 percent of subcontractors had floated payroll from their own funds while waiting on payment and that 43 percent wait more than 90 days for final payment and retainage.

Siteline’s own framing of the problem is worth quoting for its scale: slow payments cost the construction industry 280 billion dollars in 2024, and were a primary reason 73 percent of subcontractors obtained financing to front project costs, per Rabbet’s 2024 Construction Payments Report. The product launched in 2019 as, in the company’s words, the first billing software built specifically for commercial subcontractors.

Adoption figures give a sense of the base: subcontractors have billed over 14 billion dollars across more than 250,000 projects on the platform.

The feature set follows the pay application lifecycle rather than the general ledger. Pay apps are generated and submitted to each general contractor’s own specifications. Lien waiver collection is automated, including gathering waivers from lower-tier subcontractors and vendors. Lien rights management tracks state-specific deadlines, generates required notices and handles certified delivery. Compliance monitoring watches the document requirements that hold up payment. A centralised change order log covers change management. Forecasting produces billing projections and cash flow forecasts across a project’s duration, with backlog visibility. Collections tooling prioritises open invoices, predicts payment dates and automates follow-up. A general contractor directory shows how each GC pays.

The results the company publishes are equally specific: a 43 percent reduction in invoice aging, six times faster billing, revisions cut in half and seven days shaved off accounts receivable workflows, along with reduced days sales outstanding.

Customer accounts are named. Kovach Enclosure Systems’ treasury manager described the time savings directly. A senior project coordinator at Universal Metro reported no rejections since adopting the software. Another customer had been seeing 15 percent of pay apps kicked back for math errors before switching.

The founder remains active in the industry, serving on the national board of the American Subcontractors Association, holding membership in the Construction Financial Management Association, and speaking regularly on construction finance, cash flow, billing, lien rights and technology.
