Bedrock is the Detroit-based real estate developer founded in 2011 by Dan Gilbert, and the single largest private owner and developer in downtown Detroit with a portfolio of more than 100 properties. It develops, acquires, leases and manages office, retail, residential and mixed-use property, with a heavy concentration in adaptive reuse and historic redevelopment of the downtown building stock. Completed and in-progress work includes Hudson’s Detroit, the Book Tower restoration and the Shinola Hotel. In late 2024 Bedrock and General Motors announced a $1.6 billion plan to redevelop the Renaissance Center, demolishing the concrete podium and two of the five towers and converting the remainder to hotel and housing across roughly 27 riverfront acres. Michigan legislators cleared the brownfield financing cap for it in July 2026.
Cleveland is the second half of the story. Bedrock crossed into Ohio in 2011 with the purchase of The Ritz-Carlton, added the downtown shopping landmark Tower City Center in 2016, and opened The May in 2020 as a mix of apartments, hotel rooms and retail inside the former May Department Store, which it had bought in 2017 and spent three years converting. In 2022 the company announced a Riverfront Master Plan along the Cuyahoga. By 2023 it had assembled Landmark Office Towers at 101 West Prospect Avenue, the Breen Technology Center at 601 Canal Road and the former Baltimore & Ohio Railroad Building at 829 Canal Road as pieces of a 35-acre mixed-use development called The Riverfront Cleveland. Also in Cleveland: the Cleveland Clinic Global Peak Performance Center, which broke ground with the Cavaliers in 2024, and the Cosm venue announced as the anchor of the Rock Block.
Across both cities the totals run larger than the Detroit portfolio alone suggests. Bedrock reports more than $7.5 billion invested and committed, over 21 million square feet owned and operated, and more than 140 properties. The portfolio is sorted into office, retail, residential, hospitality, parking, industrial, data center and development categories, which is how a 618,000-square-foot industrial campus in southwest Detroit, the former Sakthi property acquired in 2020, sits in the same book as apartment conversions and parking structures.
The company also uses its own real estate as a test bed. The Detroit Smart Parking Lab opened in 2021 for real-world testing of parking technology, EV charging and logistics. The Urban Tech Xchange launched in 2023 with Bosch, Cisco, KODE Labs and Next Energy to work on building systems inside occupied property. City Modern in Brush Park reached completion in 2025 with 450 mixed-income residences, and The Department at Hudson’s added a customizable three-level event space of more than 56,000 square feet.
