Rockefeller Group

John D. Rockefeller Jr. incorporated the Rockefeller Group in December 1928 to build Rockefeller Center, and the company still owns and manages about six million square feet of Midtown Manhattan office space. Development moved well beyond New York a long time ago. Through seven regional US offices the firm reports roughly 14 million square feet in planning or under construction across multifamily, industrial, office and data centers. Rockefeller Group is developer of 1072 West Peachtree in Atlanta, branded Alina, a Midtown residential tower. The company has belonged to Japan’s Mitsubishi Estate Group since the late 1980s, an arrangement that outlasted nearly every other cross-border property deal of that era.

The clearest way to read Rockefeller Group today is through the industrial portfolio, which has almost nothing to do with Midtown. Spartanburg 221 in South Carolina runs 1,020,000 square feet. Duncan Logistics Center, also in South Carolina, is 827,000. 10 Edison in New Jersey is 900,022. East Bay Trade Center in Baytown, Texas is 557,339, Braselton 85 in Georgia is 427,655, and Normandy Logistics Center in Piscataway is 241,200. Newer logistics projects sit in Carneys Point, New Jersey, Woodbury, New York, and Las Vegas.

Office work continues in parallel. 745 Seventh Avenue in Manhattan is 1,100,000 square feet; BASF’s North American headquarters in Florham Park, New Jersey is 325,000. Current office projects include Patten Gray in Denver and 1901 L Street in Washington, DC, the latter also housing the company’s own DC office. Residential runs from The Dupont in Brooklyn to Amaray Las Olas in Fort Lauderdale, Sol38 in Phoenix and Hudson Crossing in Katy, Texas.

Active development spans 17 states and the District of Columbia. The regional structure is concrete rather than notional: a corporate headquarters at 1271 Avenue of the Americas in Manhattan, and offices in Phoenix, Irvine, Denver, Miami, Atlanta, Annapolis, Morristown, Dallas, Houston, Seattle and Washington, DC. Nearly all of them publish a local phone line, which points to development being sourced and run regionally rather than dispatched out of New York.

The company describes what it does with three verbs, developing, owning and operating, and the third one matters. It keeps Rockefeller Group inside its buildings long after delivery rather than exiting at stabilization. The sectors named are office, residential, industrial and data centers, and the stated mission is framed around real estate improving lives at home and at work.

The portfolio is published in three buckets, office, residential and industrial, with a separate set of case studies for completed buildings carrying exact square footages. That is a useful tell about how the company expects to be judged: on delivered floor area rather than renderings.
