McCourt Partners

McCourt Partners is a real estate development, investment and management firm with offices in New York and Los Angeles, working on large-scale mixed-use and commercial development in dense urban markets. The firm is co-developer, with Lincoln Property Co., of 536 Mission Street in downtown San Francisco, which cleared entitlement in September 2026 with two alternative programmes attached: a mixed-use scheme of 385 residential units at 698 feet, or a commercial-only tower at 752 feet. Skidmore, Owings & Merrill is architect. Dual-programme approvals of this kind are becoming more common in markets where a developer cannot forecast which use will pencil four years out, and they turn the entitlement itself into the tradeable asset. No general contractor has been named and no construction cost has been disclosed.

The project list is the clearest statement of what this firm does, and it is unusually spread out.

360 Tenth Avenue sits in New York; 1201 Brickell Bay Drive in Miami; the Design District in Dallas; The Stage in London; a multifamily project in Henderson. Los Angeles carries something different again — an aerial transit system, the ART gondola, which the firm lists alongside its buildings rather than as a side venture. Historic preservation appears as its own line of work.

A developer that puts a gondola, a preservation practice and a Brickell tower on the same page is describing an appetite for projects that do not fit a single underwriting model. Aerial transit in particular is closer to infrastructure than to real estate: it involves public approvals, transit agencies and operating economics that a ground-up residential tower does not.

The firm identifies itself as family-owned and traces a 130-year lineage as builders, which is a family history rather than a company founding date. It works from offices in New York and Los Angeles and describes itself in the language of builders and creators rather than investors.

Sustainability shows up in specific terms rather than general ones — zero-emission and green technology commitments attached to project descriptions, most visibly on the transit side, where the case for a gondola rests substantially on what it displaces.

Development, investment and property management make up the three operating lines, which means the firm holds assets through construction and into operation rather than building and exiting.
