MCB Real Estate is a Baltimore-based developer and investment manager founded in 2007, active in retail, mixed-use, industrial and residential property across Maryland and the Mid-Atlantic. Its highest-profile project is the redevelopment of Harborplace on Baltimore’s Inner Harbor, which the firm acquired in 2022 after the previous owner defaulted and the property went into receivership. The $900 million scheme replaces the 1980 festival marketplace pavilions with four buildings across a 20-acre site, including two residential towers of 32 and 25 storeys, 900 apartments, more than 200,000 square feet of commercial space and a 4.5-acre public realm. Getting there required a November 2024 city ballot measure, which passed with 60 percent of the vote.
MCB runs three distinct businesses under one name, which is the detail most summaries of the firm leave out.
The core platform is vertically integrated: acquisitions, asset management, leasing, property management, construction and development all sit in-house, so a property can move from underwriting through stabilized operations without handing off to outside operators. MCB Science + Health is a separate division acquiring and developing life sciences, medical office and seniors housing assets, run out of Chicago. MCB Wealthbridge, the newest arm, packages 1031 exchange Delaware Statutory Trusts and other income and growth vehicles for passive investors.
Investments are organized into four strategies — CORE, CORE PLUS, Value-Add and Development — across industrial, office, retail, multifamily, mixed-use and select special-use assets. The stated capability set is unusually broad for a firm of this size, covering entitlements, environmental remediation and impact analysis, master planning, tax credit and opportunity zone financing, structured debt and equity, and dispositions.
Leadership: P. David Bramble and Peter Pinkard are managing partners and co-founders, with Gina Baker Chambers as president. Department heads cover acquisitions, asset management, retail, leasing, construction, multifamily development and community development as separate functions.
The development pipeline extends past the Inner Harbor. VIVA White Oak is a 280-acre mixed-use project in Montgomery County, with a homebuilding partnership signed with Ryan Homes and NVHomes in August 2026 and $420 million in bonds unlocked by state legislation that same month. Currwood Logistics Park in Hagerstown will add two million square feet of industrial and logistics space. Yard 56 sits across from Johns Hopkins Bayview Medical Center. Fairway Village, a grocery-anchored development in Waldorf, broke ground in 2024. Drexeline Town Center in Drexel Hill, Pennsylvania pairs a 72,000-square-foot ShopRite with a leased medical complex.
Geography follows the portfolio rather than the state line: headquarters at 2002 Clipper Park Road in Baltimore, a Dallas office on Preston Road, and the Science + Health division in Chicago’s Loop.
