Greenberg Gibbons

Greenberg Gibbons is a Maryland-based developer of retail and mixed-use property, working across the Mid-Atlantic from its office in Owings Mills. The firm builds walkable town-center districts rather than conventional strip retail, combining grocery and restaurant anchors with apartments, office space and hotels on a single site. It handles development, leasing, property management and asset management in house. In December 2025 Greenberg Gibbons broke ground on Midtown64, a roughly $500 million redevelopment of the 46-acre former Genworth Financial headquarters campus in Henrico County, Virginia, converting a vacated suburban office park into about two million square feet of retail, office, apartments, townhomes and hotel rooms. Demolition of the existing Genworth buildings began in April 2026.

Foundry Row is the property most closely tied to this listing’s address. The Owings Mills center runs 340,000 square feet and is anchored by a 110,000-square-foot Wegmans. Greenberg Gibbons and Vanguard Equities developed it and have operated it since 2011; MCB Real Estate joined the ownership group in July 2023, with Greenberg Gibbons staying on as operator.

Scale, as stated by the firm in 2023: a portfolio topping 6.5 million square feet and $1.5 billion in assets across 51 projects in seven states, with the retail segment alone described as more than 6.7 million square feet along the East Coast. Eric Walter serves as President.

Founder Erwin Greenberg chaired the board from the company’s start until October 2010 and is credited with developing close to 8 million square feet of retail space over that period. Projects attributed to him include Hunt Valley Towne Centre, Annapolis Towne Centre at Parole and the Village at Waugh Chapel, which together map most of the Baltimore-Annapolis town center corridor.

The business is not development alone. Retail and commercial leasing, property management and operations, real estate investment and ownership, office and flex leasing, and ground-up residential development all sit in house, with residential described as one of the fastest-growing segments of the portfolio. Prospective tenants use a published leasing request form alongside the portfolio pages, while existing relationships run through separate investor and tenant portals.

The company’s current headquarters address is 3904 Boston Street, Suite 402, Baltimore, MD 21224, on 410-559-2500.
