DivcoWest

DivcoWest is a San Francisco real estate investment firm that has owned, operated and developed property since 1993. It’s part of DivCore Capital, the platform it formed with real estate lender LoanCore Capital. The firm focuses on markets with strong technology and life sciences tenants, from Silicon Valley to Cambridge, Massachusetts, and runs seven investment offices including New York, Los Angeles and Menlo Park. As of March 31, 2026, it reported $17.1 billion in assets under management, 33.6 million square feet under management and 231 employees. DivcoWest owns 1255 23rd Street NW, a 342,000-square-foot West End office building in Washington, D.C., and will keep an equity stake as Jemal Real Estate leads a conversion to about 323 apartments. FILLAT+ Architecture is the architect and CBG Building Company is general contractor.

Seven offices define where the firm invests, and the addresses are worth having in one place. Corporate headquarters is at 301 Howard Street, Suite 2100 in San Francisco. The others are 181 Morgan Avenue, Floor 2 in Cambridge; 540 Madison Avenue, 28th Floor in New York; 250 South Beverly Drive in Beverly Hills; 2400 Sand Hill Road, Suite 201 in Menlo Park; 1255 23rd Street, Suite 310 in Washington D.C.; and 2043 South Lamar Blvd, Suite 2125 in Austin.

That map is the strategy stated plainly. The firm describes itself as investing in high growth markets where technology and life sciences companies cluster, and every office sits in one of those clusters rather than in a general-purpose investment market.

The scale figures, as of March 31, 2026: 77.6 million square feet acquired since inception, 33.6 million square feet currently under management, and $17.1 billion in assets under management.

DivcoWest is vertically integrated, meaning acquisition, development, operations and asset management all sit in-house rather than being contracted out. Through DivCore Capital, the platform formed with real estate lender LoanCore Capital, the group can place both debt and equity, which widens what it can offer a partner on a single transaction.

Five assets are featured on the firm’s own portfolio page and give a sense of the asset profile: Kettner & Ash in San Diego, 222 Jacobs Street at Cambridge Crossing, Glendale Plaza in Los Angeles, The Republic in Austin, and the Sand Hill Collection in Menlo Park. Alongside the core portfolio the firm runs Places, Ventures and Digital RE lines.
