Cousins Properties is an Atlanta-based office REIT that Tom Cousins founded in 1958, and it trades on the New York Stock Exchange as CUZ. The company owns, develops and leases Class A office towers and mixed-use properties in Sun Belt markets such as Atlanta, Austin, Charlotte, Phoenix, Tampa and Nashville. At the end of 2024 it held 42 properties totaling about 20.6 million square feet of office space, with roughly 300 employees. Its newest move isn’t in its home market. It’s in Dallas. On Oct. 29, 2026, Cousins disclosed a joint venture with Trammell Crow Company to buy the 2.3-acre Uptown block at McKinney Avenue and Fairmount Street where Morgan Stanley plans to anchor a roughly 700,000-square-foot regional hub tower. Cousins holds 97.5% of the equity and put in $50 million at formation.
Sun Belt office, and only Sun Belt office
Cousins Properties is unusual among listed landlords in how narrow it keeps its remit. The company describes itself as a fully integrated, self-administered and self-managed real estate investment trust, headquartered in Atlanta and trading on the NYSE as CUZ, and it develops, owns and manages a 20 million square foot trophy office portfolio concentrated in high-growth Sun Belt markets.
Those markets are named and limited: Atlanta, Austin, Charlotte, Dallas, Nashville, Tampa and Phoenix. For a contractor, consultant or broker, that list is the useful part, because it defines where the company’s construction and tenant improvement work actually happens.
The strategy is published as four points, and they read as constraints rather than ambitions. A premier urban Sun Belt office portfolio. Discipline about capital allocation. A best-in-class balance sheet. Strong local operating platforms. The last of those is what distinguishes a REIT that staffs its own markets from one that outsources management, and it means decisions on leasing and building operations sit with local teams rather than only at head office.
Leadership is organised the same way, with the company publishing separate corporate leadership and market leadership rosters alongside its board of directors, plus stated core values and a company history. Colin Connolly is president and chief executive.
Being public shapes what is available to anyone assessing the company: quarterly results and a dedicated investor relations site, with third quarter 2026 results released on 29 October 2026.
The corporate office is at 3344 Peachtree Road NE, Suite 1800, Atlanta, with a sustainability programme and a tenant-facing customers section published separately.
