Coastal Ridge Real Estate

Coastal Ridge is a vertically integrated real estate investment, development and management company founded in Columbus in 2013 and headquartered at 80 E. Rich Street downtown, with regional offices in Santa Barbara and Santa Rosa Beach. The firm focuses on rented residential across multifamily, student housing and build-to-rent, and holds brokerage licences in more than a dozen states through Coastal Ridge Management. It has been described as employing over 500 real estate professionals. Coastal Ridge is the property manager for Intro Columbus, the 13-story mass timber student housing building near Ohio State that topped out ten weeks early in September 2026, and developed Stillwell at Wellen Park in Florida, 274 build-to-rent homes with a 5,000-square-foot clubhouse.

The portfolio figures give the shape of the business: over $6.1 billion of managed assets and more than 43,000 multifamily and student housing beds. Coastal Ridge describes itself as a top 25 owner and manager of student housing in the United States and has made the Inc. 5000 list of fastest-growing private companies five times.

The firm organises into four groupings – investment management, property management, development and scattered site – and each does distinct work. Development runs under the Stillwell by Coastal Ridge brand for build-to-rent. Scattered site operates through Peak Property Group, which manages the largest selection of apartment rentals near Ohio State along with holdings across the Columbus and Cincinnati metros, and whose team cites over 75 years of combined real estate experience.

Investment strategy comes down to three lanes: value-add, core plus and student housing. Student deals target purpose-built communities at tier 1 universities with enrolment above 20,000. Market selection is screened against more than 30 criteria, with a preference for secondary markets showing stable population, job and wage growth rather than the coastal gateway cities.

Property management capability is grouped as conventional multifamily, student housing and lease-up – the last being a specific discipline, since filling a new building on schedule is a different job from running a stabilised one. The division serves third-party owners as well as the firm’s own investment vehicles.

Leadership traces to the founding group: co-CEOs Andy Lallathin and Patrick McBride with co-founder Jay Harkrider, and Ben Texler as partner and president.

The office footprint stays deliberately small for a national manager – Columbus headquarters on E. Rich Street, with regional offices at Coast Village Circle in Santa Barbara and on County Highway 30A at Santa Rosa Beach, Florida.
