St. John Properties

St. John Properties is a Baltimore-based real estate developer that built its name on business parks and commercial space and has since pushed hard into multifamily housing. Founded in 1971, the firm develops, builds and manages its properties, running general contracting in-house rather than farming it out. St. John and partner Somerset Companies broke ground this year on Aspen at Greenleigh, a $148 million, 335-unit apartment community in Baltimore County’s Greenleigh at Crossroads development, with St. John’s own multifamily construction division serving as general contractor. The company controls a large portfolio across Maryland and other states, and its integrated model, developer and builder under one roof, lets it move quickly on projects like Aspen.

St. John Properties was founded in Baltimore in 1971 by Edward St. John and has spent five decades as a develop-build-manage operation, keeping development, construction, and property management under one roof rather than farming them out. Its portfolio now runs to about 21 million square feet valued at more than $4 billion, spread across eight states and serving over 2,500 clients.

The company made its name on business parks and commercial space, including Class A office, flex/R&D, retail, and warehouse, and has pushed increasingly into multifamily housing, often using its own construction division as general contractor. Sustainability is a genuine differentiator here: St. John ranks among the top five developers of LEED-certified space in the country.
