KAST Construction

KAST Construction is a West Palm Beach general contractor and construction manager with offices in Coral Gables and Tampa. Most of its book is residential: condo towers, multifamily and mixed-use, with hospitality, senior living, country club and municipal work filling out the rest. It’s grown fast. Revenue was about $50 million when Mike Neal joined in 2010 and reached $702.5 million in 2025. Now the firm is finishing an internal ownership handoff. President Sean Ouellette becomes CEO in December, and eight senior executives, two from each office plus the head of market diversification, will own the company outright. KAST says nonresidential work is on track to rise from under 5% of revenue to about 15% this year.

KAST publishes its construction volume by building type, which is a more useful read than revenue. Over 8,500 hotel keys. Over 4,782 condominium units. Over 8,192 multi-family units. Those three lines are the firm, and the project categories fan out from there: condo, mixed-use, hospitality, commercial and office, municipal and education, arts, entertainment and non-profit, senior living and healthcare, and country club work.

The safety figure is the one an owner’s insurer looks at first. KAST publishes a .74 MOD rate — an experience modification below 1.0, meaning a claims history better than the baseline for its class.

Quality control is run as its own department rather than a project manager’s side duty. The firm describes a vertically integrated internal QC group folded into pre-construction rather than bolted on during build-out, and states its philosophy bluntly: differentiate or die. The stated purpose is risk mitigation for the client, and the firm claims 100% repeat clients.

The pitch to developers is framed around underwriting rather than construction. KAST’s argument is that getting projects to underwrite has become the hard part, and that it acts as an extension of the owner’s team to shape programme and design so the return works — advocacy, a project culture of shared ownership, and shared risk from start to finish.

Subcontractors come in through a published prequalification process, with a trade partner portal on the site. For a firm running towers across three Florida markets, that front-end screen is what keeps schedule risk manageable.

Three offices cover the state, each with its own direct line: corporate headquarters at 701 Northpoint Parkway in West Palm Beach, a Miami office at 4535 Ponce de Leon Boulevard in Coral Gables, and a Tampa office at 3615 Bromley Grand Avenue. The firm operates as a Florida certified general contractor and publishes its licence number on every page of its site.
